Inventory
Our inventory reports are all about giving you a clear picture of the property from day one. We follow trusted industry standards, but we keep things flexible so the report fits exactly what you need. When we visit the property, we go through everything — fixtures, fittings, furniture (if there is any), and the overall condition — and we put it all together in an easy-to-read report with detailed notes and loads of colour photos. Nothing vague, nothing confusing.
Check in
When your new tenant moves in, we can meet them at the property to make the handover nice and simple. We’ll walk them through the inventory, make sure they’re happy with everything, and get their signature. If we can get to the meters, we’ll take those readings and agree them with the tenant too. And if you want us to deal with the keys, we can handle that as well — no hassle for you.
Interim report/ mid term inspection.
Once a tenancy is up and running, it really helps everyone if issues are spotted early rather than at the end. Our interim reports are a great way to keep things on track. You can book them whenever works for you during the tenancy.
We’ll pop in, check the condition of the property, and note any changes — whether that’s normal wear and tear, damage from something like a faulty appliance, or anything that might need attention. It’s a simple way for both landlords and tenants to stay on top of things and avoid bigger, more expensive problems down the line.
Check out
When the tenancy ends, we return to the property to carry out the check-out inspection. We can do this with the tenant or without — whatever’s easiest. We go room by room, comparing everything to the original inventory so it’s clear what’s changed.
The check-out report covers cleanliness, condition, and anything that’s damaged, missing, or broken. We’ll take final meter readings where we can, and if the tenant is there, we can collect the keys for you too. Once we’re done, we’ll get the full report over to you within 48 hours.
